Present/Current Owner Title Search Report

A Present or Current Owner Search is utilized when current analysis is needed of the subject property. This is a limited search and only provides information that current or presently affecting the property and current owner. The following is provided:

• Current vesting document(s)
• Open Mortgages & Assignments
• UCC Financing Statements & Amendments
• Exceptions: Provided only if recorded from current vesting document and forward.
• Probate provided if applicable
• Surveys & Plat Maps
• Current Tax Status and Tax Map
• Full copies of all documents.
• Full review of title search by Title Examiner.
• Title report will be provided in PDF format.

Title Update

A Title Update is utilized when back title policy/report can be provided. This search is limited to information from a specific date as provided on policy/report to present effective date. The following is provided:

• Back title policy/report must be provided no older than 6 months.
• Any documents recorded from specific date to effective date at specific county.
• UCC Financing Statements & Amendments
• Current Tax Status and Tax Map
• Full copies of all documents.
• Full review of title search by Title Examiner.
• Title report will be provided in PDF format.

Single Document Retrieval

A Single Document Retrieval is a specific document being requested. The following is provided:

• Retrieval of Document must have specific Book and Page/Instrument Number.

• Document reviewed by title examiner.
